James was born in Kunsan, South Korea on January 15, 1972, to Pong (P'i) and Jim Franklin, and passed away in San Antonio with family and friends by his side on March 22, 2018.

He lived in Korea, Japan, and the United States. He graduated from Seoul American High, and was awarded a BS in Finance from Texas State University. James was a Real Estate Broker, and owner of Franklin Properties, which included vacation rentals. He is survived by his parents, two aunts, an uncle, and many cousins, and was preceded in death by his brother Michael. He has been described by his friends as a force of nature, a wealth of knowledge, protective, cheerful, generous, joyful, never boring, loyal, funny, resourceful, adventurous, wise, and a devoted son. Even in his profession as a real estate broker, James changed the lives of many people, and created life-long friendships. He is deeply missed by his family, and by friends in his neighborhood, in San Antonio, and around the world.

The Celebration of Life for James will be at the San Antonio Buddhist Center, 7142 San Pedro, Ste 116, 78216, on April 14 at 1:00 PM.

In support of his passion for rescuing dogs, a donation to an animal protection charity is suggested in lieu of flowers.

James had a brain stem ischemic stroke on March 14, 2018. He held on in the hospital for a little more than a week, but was unable to recover. His brother Mike (Class of '91) also passed away several years ago.
