Now that you know how much you are pre-approved for and determined what you are comfortable spending, it is time to think about your needs vs. wants. What things are you willing to compromise on?
 
When speaking with your realtor, give them a list of things that you need in your house along with a list of things you want to have in your house. This will help them pick the best properties to show you. If you have an area of town that you would like to live in, be sure to put that at the top of your list. 
 
When you have school age children, staying in the same school district can be very important. If you are moving to an new area or state, be sure to visit the schools, request testing information, speak to other parents, and stop by for a unexpected visit during the school day. Homes in school districts that are known for excellence tend to hold the values better and can be easier to resell in the future.
