President's Report for Spring 2024

 

 

 

THIS IS A COMMUNITY WIDE EBULLETIN.

Since my last report at the time of the annual meeting many things have been going on here at the Village.

As most of you know, the parking lot and driveways have been resealed. Personally I think they look great and certainly appreciate everyone's cooperation during this project.

The pool and spa heaters as well as the filters at the north pool have been replaced.

Drainage issues around the Village with special emphasis on the areas around buildings 2 & 6 have been addressed. Special thanks to the many volunteers who worked on these projects.

Landscaping issues are continually being addressed: tree pruning, irrigation leaks, various plantings including the planter on the north side of the clubhouse inside the pool area, and soon 11 new trees will be planted in May.

Now I'll address the topic that is a big issue for our board and the entire Village. As you are all aware, we had a huge roofing project going on during the winter because of the monsoon storm of September 2024. All asphalt shingled roofs here in the Village at Apache Wells were totally replaced. The damage was completely covered by insurance except for the $10,000 deductible which the board budgeted for in the 2024 budget. While we did budget for a substantial increase in our insurance premium, we did have to raise our deductible to $25,000, which is resulting in our recommending that each of you increase your HO6 insurance policy loss cost assessment to $25,000. Even with this change, our insurance premium had a substantial increase of $17,000 over our budgeted premium. After very serious and conscientious discuss the board unanimously voted to levy a special assessment of $100 per unit to be billed on June 1, 2024 in US funds, of course. This is not a decision the board makes lightly, but felt had to be done rather than depleting our reserve funds.

It is my hope that this report finds everyone healthy and well. As many of you have already left or soon will be leaving the Village, I wish you all safe travels. And to you, and to those who remain in the Village full time, I wish you an enjoyable summer. Lord willing we will see each other next fall or winter.
