BOARD MEETING MIINUTES

         AUGUST 11, 2020   

  1. THE MEETING WAS CALLED TO ORDER BY BORGWARDT AT 8:41 MST.

 

  1. PROOF OF NOTICE OF MEETING ACKNOWLEDGED. PRESENT: BORGWARDT, MILLS, PATTON, BROWN AND GURULES. ABSENT: HAYWARD. GUESTS: NONE.

 

  1. IT WAS MOVED BY BROWN AND SECONDED BY PATTON                 TO APPROVE THE MINUTES OF JUNE 23, 2020. MOTION PASSED.

 

  1. OWNER CONCERNS. NONE.

 

  1. IT WAS MOVED BY MILLS AND SECONDED BY PATTON TO APPROVE THE TREASURER’S REPORT. MOTION PASSED. IT WAS NOTED THAT THE HOA DID NOT RECEIVE THE JULY BILL FROM CLEAN CUT (BRIGHT VIEW). A CD MATURED ON AUGUST 4, 2020, HAS BEEN ROLLED OVER INTO AN ELEVEN MONTH CD.

 

  1. MANAGER’S REPORT. THE CITY OF MESA WILL EVALUATE THE DUMPSTERS FOR PAINTING, REPAIR AND/OR REPLACING ON AN ONGOING BASIS.                                                                                      BRUCE CAMPBELL FROM DISCOUNT FLOORING HAS ALERTED US THAT THE REPLACEMENT CARPETING FOR THE LANDINGS IN BUILDING 4 IS OUT OF STOCK. CAMPBELL WILL PROVIDE GURULE WITH OTHER SAMPLES AND COSTS FOR BOARD APPROVAL.

 

  1. UNFINISHED BUSINESS.

 

LANDSCAPING/IRRIGATION. THE SAGUARO AT #29 HAS FALLEN OVER AND WILL BE REMOVED. DAVID GOMEZ FROM CLEAN CUT (BRIGHT VIEW) HAS BEEN MADE AWARE OF IRRIGATION LEAKS AND AREAS NOT GETTING WATER. DEAD PLANTS WILL BE REPLACED BY THE COMPANY. WE HAVE REPLACED A BROKEN HEAD IN THE GREENBELT AREA WHICH WAS NOT PART OF THE RENOVATION PROJECT. WE HIRE DANIEL GOMEZ FOR TREE TRIMMING.

WE PLAN TO INSTITUTE AN OPTION FOR EMAILS AND ONLINE VOTING TO UPDATE OUR BYLAWS, HANDLE OUR ELECTIONS AND PROVIDE OTHER INFORMATION.

FASCIA/SOFFITS/CEILING REPAIRS HAVE BEEN COMPLETED FOR 1022, 1029, 2001, 2003, 2006 AND 2007.

ANNUAL AUDIT IS STILL IN PROGRESS.

  1. NEW BUSINESS. CARPETING IN PHASE 2, BUILDING 2, UNITS 1029, 2029, AND 3039 WAS REPLACED RECENTLY. GURULE WILL LOOK INTO THE CONDITION OF THE OTHER 9 LANDINGS IN THAT BUILDING.

PHASE 2, BUILDING 2 WAS LAST PAINTED IN 2011 AND WILL BE THE LAST BUILDING TO BE PAINTED.  ALL OTHER BUILDINGS HAVE BEEN PAINTED.  THIS ITEM WILL BE DISCUSSED DURING BUDGET PLANNING.

IN CHOOSING A ROOFER FOR THE 3-YEAR PROJECT IN PHASE 1, COST, RELIABILITY OF THE COMPANY IN PROVIDING SERVICE, AND A SIGNED AGREEMENT TO ACCEPT OUR REQUIREMENTS WILL BE OUR CRITERIA,

  1. FOR THE GOOD OF THE ORDER. THE HEALTH OF OUR VILLAGERS IS GOOD DURING THE PANDEMIC. MARICOPA COUNTY REQUIRES MASKS TO BE WORN.

THE MESA BRANCH OF BANK OF AMERICA IS TEMPORARILY CLOSED DUE TO THE PANDEMIC, REQUIRING GURULE TO DRIVE TO APACHE JUNCTION. IF THIS BRANCH IS NOT REOPENED, WE WILL NEED TO CONSIDER ANOTHER FACILITY FOR OUR BANKING.

 

LOOKING AHEAD TO THE RETURN OF SEASONAL OWNERS AND RENTERS, THERE MAY BE A DECLINE IN THE NUMBER OF RESIDENTS. WHAT EFFECTS, IF ANY, THIS WILL HAVE ON OPERATIONS WILL BE DETERMINED LATER.
