SPECIAL BOARD MEETING

NOVEMBER 29, 2022

The meeting was called to order at 8:30 a.m. MST by Borgwardt.
Proof of meeting acknowledged. Present; Borgwardt, Patton, Mills, Brown, Coughlin and Maniz. The board will go into executive session to discuss a personnel issue.
It was moved by Brown and seconded by Coughlin to approve the minutes of November 8, 2022. Motion passed.
Owner Concerns: None.
Budget Discussion: Brown presented a detailed spreadsheet of income and expenses for 2022 and a proposal for 2023 which were discussed in depth. Changes were suggested. Brown will rework the spreadsheet which will be voted on at the December board meeting. We will have a positive bottom line. In discussing reserve fund projects for 2023, expenses will be no more than $120,000. Areas of importance include pools and spas, gutters and drains, resurfacing the cul-de-sac, landscape refreshing, updating the reserve study and CC&Rs, buying a new piece of equipment for the workout room, gradings, clubhouse AC units, alternative covers for Phase 2 landings, and looking at options for water conservation and adding amenities. Patton will handle the contract for the pools, Coughlin for gutters and drains and workout room equipment, and Mills for the reserve study and updating the CC&Rs. Patton will do a walk-around with our landscaper to plan for planting trees and shrubs in 2023.
It was moved by Patton and seconded by Mills to adjourn at 10:19 a.m. MST and go into executive session. Motion passed.
