Board Minutes
May 11, 2021
- The meeting was called to order at 8:35 A.M. MST by Borgwardt.
- Proof of meeting noticed acknowledged. Present: Borgwardt, Mills, Brown, Patton and Maniz. Absent: Hayward. Guests: Jose Motalvo and Luis Aguilera from Sun Desert Technologies.
- It was moved by Brown and seconded by Mills to approve the minutes of April 6, 2021, as corrected. Motion passed.
- Owner Concerns – none
- It was moved by Mills and seconded by Patton to approve the treasurer’s report. Motion passed.
- Manager’s Report:
- The following owner requests were accepted: 2012 (landing ceiling repair), 53 (water faucet replacement), 33 safety light replacement in the fall), and 2003 (new windows).
- 1005 – gate latch requires welding; an estimate will be gotten.
- Roger will talk with Chris regarding the cleanup of A & B interiors due to roofing installation.
- Cheri will contact the lounge chair company regarding our warranty request for the north pool chairs.
- Recommendations for exercise equipment needs will be given to the board in the fall.
- It was moved by Mills and seconded by Patton to pay the bid for new fire extinguishers. Motion passed.
- A & B roofing update: 3 buildings have 1 coat, 3 buildings have 2 coats. When the project is completed, all 6 buildings will have 3 coats. Borgwardt will check with Ross regarding the inspection of the roof. Cheri will contact owners of A& B regarding what do to if there is any damage due to the construction.
- Per April board approval of the painting contract for phase 2, Cheri will make payments as requested.
- #1010- complaint that Cox cut her TV line. Thorcomm is not involved. Owner must contact Cox.
- Presentation by Jose Montalvo and Luis Aguilera from Sun Desert Technologies, based on a recommendation from the TV Committee.
- Our contract with Direct TV expires in January 2022.
- Our infrastructure must be updated to RG6 coax. This company would run two lines from the roofs to individual units. New distribution boxes would be installed on the sides of buildings. The old lines would still exist, but the new ones would be isolated within the new boxes so that no other company could access them, eliminating the issue of cutting lines. The megahertz would rise from the current 950 to 2100.
- OTA – Over-The-Air signal; antennas; would provide about 90 channels in all. If owners would want other channels, they would contract individually with Direct TV, Dish, etc.
- Prior to the July 13, 2021, board meeting, Luis Aguilera will give us the final price for this project, the setup of a payment schedule, and a written contract.
- If a contract were accepted, the company would set up appointments with individual groups of tenants regarding unit installations.
- Borgwardt will send an email to owners regarding this possibility.
- Unfinished Business – addressed in Manager’s Report.
- The next board meeting will be July 13, 2021, at 8:30 A.M. MST.
- The meeting was adjourned at 10:17 A.M. MST.
