THE VILLAGE AT APACHE WELLS HOMEOWNERS’ ASSOCIATION
BOARD MEETING MINUTES
FEBRUARY 10, 2026
I. The meeting was called to order at 8:00 a.m. MST by Mr. Patton. The Board will
go into Executive Session following this open session per A.R.S. 33-1804 (A)
(1)-(5).
II. Notice of meeting was acknowledged. Present: Steve Patton, President, Jeff
Coughlin, Vice-President, Jean Mills, Secretary, Sheryl Brown, Treasurer, Gail
Smith, Director At-Large, and Anna Earls, CAM. Guests: 1043 Glowa, 65
Kenney.
III. Motion to Approve the Board minutes from January 13, 2026, was made by Ms.
Brown and seconded by Mr. Coughlin. Passed unanimously.
IV. Motion to Approve the Executive Session minutes from January 13, 2026, was
made by Ms. Mills and seconded by Ms. Smith. Passed unanimously.
V. Owner Concerns.
A. #65 N. Kenney reviewed the HOA assessment history. She agrees with
the equal assessment for all owners. She asked to be notified of water
issues and requested the purchase of another exercise bike. She stated
that landscaping trimming is better.
VI. Motion to Approve the treasurer’s report was made by Ms. Mills and seconded by
Mr. Coughlin. Passed unanimously. The Capital Reserve balance is $525,094.
VII. Manager’s Report.
A. Zelle: Ms. Earls will help any owner transfer from PayHOA to Zelle
to pay assessments. When paying by Zelle, please add your condo
number so funds can be matched to your unit number.
B. Units for sale: A1, B6, B9, 1009,1044, 2004, 2016, 2020 and 3012.
C. Smoking complaints. Be aware this can be considered a nuisance.
Consider installing some kind of filtration system.
D. Ms. Earls may reimburse the Social Committee for the purchase of a new
vacuum for the clubhouse.
VIII. Buildings.
A. B3 is asked to provide specs on the security doors and windows before
approval can be given
B. Building 2 shut-off valves for the third floor have been ordered on a
cost sharing basis.
C. Brad Butcher will work with us on the railing compliance project. Gaps can
be no more than four inches. We have 6 months to submit our plan to the
insurance company.
D. We will get another quote for Phase I painting.
E. Motion to Approve $1247 for the purchase of a washer and dryer for
building A (1-5) was made by Mr. Coughlin and seconded by Ms. Mills.
Passed unanimously.
IX. Landscaping.
A. Median plantings look very nice.
B. Reminder: no owner or renter can ask workers to trim a bush.
C. Ms. Smith will no longer be a liaison to this committee.
X. Committee Reports.
A. Chairs needing repair in the main room and library will be identified. B. The
Social Committee made $444 on their Spuds & Splits raffle. They now have a
balance of $842.53’
C. March 6, 2026, Usery Picnic at the park, weather permitting. St. Patrick’s
Day party will be held in the clubhouse after the parade on March 17,
2026.
D. A new Building Committee is being formed. They need to present their
charter for board approval.
E. Motion to Approve the following members of the Building Committee:
Brian Glowa (1043), Jim Vandergriendt (3011), Kelly Urban (2008), Neil
Campbell (2007), Tim Cronin (3014) and Jeff Coughlin (2040, Board
liaison) was made by Mr. Patton and seconded by Ms. Brown. Passed
unanimous
XI. Unfinished Business.
A. Reserve Study adjustments ongoing.
B. Owners are responsible for updating their email addresses in the
office. C. Records Retention project making progress.
D. AED has been purchased. Training opportunities will be scheduled.
E. Streetlight at 56th and Stockton has been out for 18 months. We’ll call
the city.
F. Ongoing discussion of ownership of structural walls in Phase IV.
G. J. Nielsen (32) and L. Yuzer (28) are looking for a good used piano for
the clubhouse.
H. Two sign companies were contacted about adding “55+” to our signs
and, although they expressed some interest, have not responded.
XI. New Business. None.
XII. For the Good of the Order.
A. FOR SALE signs must be displayed on the inside of a condo window.
B. When we need to replace the round globes, we will consider LED
downlighting along sidewalks.
XIII. Future 2026 Meetings: March 10, April 14, May 12. All second Tuesdays at 8:00
a.m. MST.
