BOARD MEETING MINUTES - BUDGET
NOVEMBER 26, 2024
I. The meeting was called to order at 8:08 a.m. MST by Borgwardt.
II. Proof of meeting notice acknowledged. Present: Roger Borgwardt, president, Steve
Patton, vice-president, Jean Mills, secretary, Sheryl Brown, treasurer, Jeff Coughlin,
director at-large, and Cheri Maniz, manager.
III. It was moved by Patton and seconded by Brown to approve the minutes of November ,
2024. Motion passed.
IV. Owner Concerns. None
V. Budget for 2025.
A. Based on 2024 expenses, there will be a $15/month increase in our monthly
assessment beginning in January 2025.
B. We have been advised that Farmer’s Insurance will be pulling out of providing HOA
insurance. Date not yet determined. Regardless, we expect about a 20% increase in
premiums and will look in February or March for a new company when our April deadline
comes due. Borgwardt will be updating owners in a letter.
C. Those wanting to pay their yearly assessment at one time will remit $3240 to the VAW
HOA by January 1, 2025.
D. Each proposed line item was discussed thoroughly and adjustments in amounts were
made as needed. It was moved by Mills and seconded by Coughlin to accept the amended
2025 budget. Motion passed.
E. The board goal is to keep $100,000 in a reserve money account for liquidity.
F. Capital Budget: Year-to-date spending of $95,506.
It was moved by Mills and seconded by Patton to pay Unforgettable Coatings up to
$50,000 to paint Phase IV in 2025. Motion passed. They will use Behr paint at a cost of
$2086 per duplex, with owners paying the HOA $300 ($200 for garage doors, $100 for
patio walls) by January 1, 2025, for the painting of their garage doors and patio walls.
It was moved by Mills and seconded by Coughlin to approve the 2025 Capital budget of
approximately $87,500. Motion passed.
Projected Capital Spending: Phase IV Painting – not to exceed $50,000; Landscape –
Trees, Shrubs, Boulders, Equipment - $5000; Pool Sand Filter - $2000; 4-Meter Electrical
Panel - $ $8000; Exterior Door Replacement (10) - $5000; Water Valve Replacement
Project - $7500; Chair Replacement in Clubhouse (32) - $10,000.
A volunteer owner committee will be asked to do research the purchase of new
clubhouse chairs and present their findings to the board.
VI. It was moved by Mills and seconded by Patton to go into Executive Session at 10:21 a.m.
MST. A.R.S. 33-1248 – legal, personnel, committee issues. Motion passed. The board
returned to regular session at 10:43 a.m. MST.
VII. Next meetings: December 10, 2024, January 14, February 11, 2025. Tuesdays 8:00 a.m.
