BOARD MEETING MINUTES
MAY 14, 2024
- The meeting was called to order at 8:00 a.m. MST by Borgwardt.
- Proof of meeting notice acknowledged. Present: Roger Borgwardt, president, Steve Patton, vice-president, Jean Mills, secretary, Sheryl Brown, treasurer, Jeff Coughlin, director at-large, and Cheri Maniz, manager. Guests: Pat Monahan and Stacy Gentry.
- It was moved by Brown and seconded by Patton to approve the minutes from April 9, 2024. Motion passed.
- Owner Concern:
Stacy Gentry and her realtor Pat Monahan addressed the board regarding an age variance to allow Ms. Gentry (54) to buy #3034 as a fulltime resident who is moving to this area for full time employment.
After the guests left, the board discussed the issue. It was moved by Patton and seconded by Coughlin to allow an age variance for Stacy Gentry to purchase #3034 with occupancy to begin at the end of May or beginning of June 2024. Motion passed.
- Treasurer’s Report. It was moved by Mills and seconded by Patton to approve the treasure’s report. Motion passed. The Capital Reserve account balance is $358,670.21 and the capital reserve spending year-to-date is $69,151.98. The $100.00 assessment is not an HOA fee and is coded differently.
- Manager’s Report. A. It was moved by Coughlin and seconded by Mills to approve $300.00 for Starr Cleaning to clean the downstairs clubhouse carpeting. Motion passed. B. Our taxes have been filed, but our audit has not been completed. C. Steve Reynolds will be asked to prepare an estimate for repairs to B-2 which the HOA will have done and charged back to the unit owner. D. Units for sale: A-8, B-3, B-8, 1014, 2032, 3012 and 3034. E. Maniz and Coughlin will compose a letter To Western Exterminators regarding a reduction in their bill as they did not provide the agreed to itemization and pictures.
- Buildings. A. The cost of the French Drain Project was under budget as no labor cost was incurred. It was a community service project. B. FIE will install photocells for the pools in about two weeks. C. Honest Air will service the A/C units this year.
- Landscape. The watering schedule for the new trees will be determined by the heat.
- Committee Report. There is a difference between what we get as chlorine readings and the county gets which need to be clarified.
- Old Business. None.
- New Business. Coughlin will look into service/meter box issues in Phase IV in the fall.

- It was moved by Mills and seconded by Coughlin to adjourn at 9:20 a.m. MST.
