President's Report - May 2025

 Here’s a quick summary of what your board of directors has been up to:

  1. The large pine tree at the south end of the south pool that died over the last few years has been removed.  The company selected for this project is called “Arbor Craft”.  According to those in the area, they did a beautiful job with the tree removal and cleanup.  The work cost us $1550.
  2. This month marks the start of Palm pruning season.  21 of the pineapple palms in the Village have been trimmed at a cost of $65/each. The 85 tall palms will be trimmed in July bringing our total 2025 Palm pruning bill to $6890.  In addition, we have been “skinning” a few of the taller palms each year.  Skinning Palms involves stripping the remnants of leaf bases from their trunks.  This is not only important for aesthetics, but is also eliminates potential homes for insects and vermin. Skinning palms costs $200 per tree.  We will be doing 5 more this year.
  3. Irrigation has now been switched over to a nighttime schedule.  If you notice any wayward water spouts, please let Cheri in the office know.
  4. A pressure release valve was installed in Phase 3 bringing the water pressure down to around 60 PSI. High water pressure can lead to issues with plumbing and appliances.  The last few buildings in Phase 2 will be addressed in the fall.
  5. Due to the unauthorized access at the pools recently, we are installing new pool locks on all the gates.  Once the locks are installed, homeowners will be able to sign-out new keys from the office.  If you lose your new key, it will be $5 for a replacement.   
  6. The board has been considering Gigapower’s offer to run fiber-optic lines throughout the Village and believe that the opportunity is too good to pass up.  The installation work should be completed over the summer and will be at no cost to the Village.  Likewise, the VAW HOA will not be involved in the maintenance or support of the lines.  Once the lines are installed, homeowners will be given the option to purchase high-speed service from AT&T.  The brochure that I received from AT&T can be viewed here.  We have not been provided with a schedule for this work as of yet.
  7. The proposed changes to the VAW HOA Rules and Regulations (that were shared with everyone last month) were approved by the board on 5/14/25.  You can view the new document here.  For those of you who are landlords (renting out your VAW property) you are required to provide a copy of the rules and regulations to your renters. 
  8. In a continued effort to increase transparency, the board will be scheduling a homeowners meeting in the clubhouse in early November to review and discuss the proposed 2026 VAW HOA budget prior to the board budget approval meeting at the end of November. 

Finally a few quick reminders:  

  • HOA dues are due by the 1st of each month.  We understand that there are sometimes extenuating circumstances so a late fee isn't charged until the 15th of the month. 
  • Bicycles, scooters, e-bikes, and similar items cannot be stored in a way that interferes with the unobstructed access to stairwells, landings, or condominium entrances.  This HOA rule and Mesa city ordinance is intended to ensure access for emergency medical personnel and equipment. 
  • Homeowners with Emotional Support Animals are required to periodically update their required documentation in the VAW office.  With the recent change to the Rules and Regulations, we have extended that recertification period from annually to once every three years.  Cheri is ensuring that we have current information from homeowners with ESAs.
  • The VAW Covenants, Conditions, and Restrictions section 13.11 states that “each Unit shall have the right to the use of one (1) assigned parking space.” If you’re utilizing more than one vehicle just let Cheri know.  We are trying to identify abandoned and non-functioning vehicles in the VAW parking lots.  
  • Due to the inefficiency and cost of replacement French doors, the board has decided to allow the use of sliding balcony/patio doors in phases 2 and 3.   The doors must appear aesthetically similar to the existing French doors including color and divided window panes.  Anyone considering making this change should present their request to the board in person, via email, or by way of a PayHOA general request.
