BOARD MEETING MINUTES
DECEMBER 7, 2021
- The meeting was called to order at 8:30 a.m. MST by Borgwardt
- Proof of meeting notice acknowledged. Present: Borgwardt, Brown, Patton, Mills, Maniz and L. Hain.
- It was moved by Brown and seconded by Patton to approve the minutes of November 30, 2021. Motion passed.
- Owner Concerns – none.
- It was moved by Mills and seconded by Patton to approve the treasurer’s report. Motion passed. It was moved by Patton and seconded by Mills to approve the the 2022 budget. Motion passed.
- Manager’s Report
- We have new strapping for damaged pool furniture and are waiting for a bid for the re-strapping.
- The board denied requests from #68 and #218.
- There is a question regarding our increased water bills. Borgwardt is checking on this. A question was asked as to whether a pruning crew may have cut through a line.
- Unfinished Business
- The Phase 1 roofing project is complete at a cost of @$323,000 including insurance payments. The new roof carries a 15-year warranty and a 5-year warranty on workmanship. We are awaiting a roof maintenance contract for all roofs from ProWest.
- It was moved by Mills and seconded by Patton to approve $2713.38 to install a pressure reduction valve in Phase 1. Motion passed. New valves will also be installed in Phases 2 and 3 in the future. Phase 4 has already been installed. This expense is under capital improvement.
- Borgwardt will talk with Todd Melvin (AZZ) about installing a patio/drainage hole in the patio wall. Tile would need to be drilled through.
- It was moved by Brown and seconded by Patton to spend up to $2500 to purchase a free-standing map of our village to be placed near the clubhouse entrance and arrow signs to be placed at all entrances to help guests and delivery persons locate the office and units. Motion passed.
- It was moved by Mills and seconded by Brown to spend $378.35 to Pre-Cast for one concrete step to replace one that is cracked. Motion passed.
- Pool furniture. Addressed in IV. A.
- George from Thorcomm will sign off on our relationship once they receive their final payment.
- All owners should attend the December 11, 2021, TV issue program with OTA/Sun Desert Technologies either in person or on zoom. Request a zoom invitation from the Office. Any owner who wants to continue with Direct TV must call the company to stop their old account and start a new one.
- New Business
- It was moved by Mills and seconded by Patton to spend $62,036 for a painting contract for Phase 3, including the wall. Motion passed. The company gave either May or September 2022, as a starting date. The board prefers September.
- The Annual Meeting will be held on February 15, 2022, at 6:00 p.m. MST. Owner packets are being prepared by Patton. Committee liaisons should send a summary of their work done this year to Patton or the office by January 1, 2022. The nominating committee and ballot counters include Chris Howells, chair, Raejean Warren, Virgil Christianson and Roger Spencer.
- It was moved by Patton and seconded by Brown to spend $28,598 to resurface the north pool and spa in May or September of 2022. Motion passed.
- It was moved by Mills and seconded by Brown to spend $3694 for new trees and shrubs, including a $250 reimbursement to #42 for the owner’s palm which was removed without board approval. Motion passed.
- We continue to receive estimates from landscaping companies.
- The next board meeting will be held January 11, 2022, at 8:30 a.m. MST.
- It was moved by Mills and seconded by Patton to adjourn the meeting at 10:48 a.m. MST.
