Presidents Report July 2025

Greetings Homeowners,

I hope this message finds you well and enjoying the summer.  For the 50 or so full-time residents in the Village this summer, I hope your AC is up to the challenge.   

  1. Please join me in welcoming our newest homeowner, Karen Lauzon, who purchased unit B5 in June.
  2. Financially, the Village continues to operate slightly under budget which is good news. Our reserve fund balance inched up to $465,514 over the last month.We’ll get our report card on this when we have our reserve study updated at the end of the year.
  3. Buildings and Maintenance:
    • The project to replace the electrical panels in the clubhouse has been completed.Thank you for your patience.
    • The work to install fiber-optic lines around the Village (GigaPower) is awaiting appropriate permit approval.We will keep everyone updated as this project progresses. As a reminder, when the lines are eventually installed, homeowners will have the opportunity to purchase high speed internet access from AT&T at their expense.
    • The canopy/soffit area above clubhouse mailboxes has been repaired.
    • We continue to work on repairs to common elements in the B building that was damaged in the recent fire. The roof has been repaired and re-foamed.We are actively coordinating the remaining repairs to the exterior of the building.
  4. Landscaping
    • Irrigation issues in the green space were investigated and addressed.The grass is back to looking beautiful.
    • Unfortunately, we lost a large Saguaro Cactus along 56th street. We have consulted with experts and apparently there was nothing that we could have done to save the cactus.
  5. Several parking concerns were raised this last month.Per the CC&Rs, residents are entitled to their one assigned covered parking spot. Please do not park in anyone else’s space unless you have their permission. Just a reminder that the VAW HOA does not have any policing authority. That is, except for specific instances, we cannot have vehicles towed.
  6. The board’s major focus over the next few months will be to find a new Community Association Manager (CAM). So far, we have received 25 applications for this position.Although no one will be able to replace Cheri, we do have a team working their way through the applicants’ resumes in search of a new CAM.The search team includes Sue VanLeuven, Terry Campbell, Jim Nielsen and Donna Patton. They have already trimmed the list down to a manageable number and then will start applicant calls next week.The goal is to have the top 3 candidates identified by the end of July.Formal Board of Director interviews with the remaining candidates will be set up for August.
